Azizi to Deliver Nearly 7,000 Units in Dubai This Year as Housing Demand Soars

Azizi Developments is set to deliver nearly 7,000 new homes this year across some of the city’s hottest neighborhoods - from waterfront living in MBR City to stylish spaces in Studio City and Al Furjan. With record demand and stunning design, this could be your chance to own a slice of Dubai’s booming real estate scene.

In a bold move that reflects both confidence and capability, Azizi Developments has announced plans to deliver almost 7,000 new homes in Dubai by the end of 2025. With 25 residential projects slated for completion, this milestone will add significant momentum to Dubai’s ever-growing real estate sector. The planned handover includes some of Azizi’s flagship developments across key locations such as Mohammed Bin Rashid City, Al Furjan, Dubai South, Studio City, and Dubai Healthcare City. This strategic expansion places Azizi among the top private developers in the UAE, helping meet the rising demand for housing in one of the world’s fastest-growing cities.

From Record Year to Accelerated Growth

Azizi’s announcement comes on the heels of a record-breaking 2024, during which the developer delivered 19 large-scale projects and sold over 10,000 residential units. With the market continuing to expand, the company is now focused on delivering nearly 6,979 units spread across a variety of housing types—ranging from studio apartments to premium waterfront villas. Azizi's operational scale in 2024 was impressive. The company completed over 8.4 million square feet of built-up area, executed more than 43 million man-hours in construction, and poured approximately 387,000 cubic meters of concrete. This performance sets a strong foundation for its 2025 delivery plans.

Projects to Watch

A substantial portion of this year’s handovers will take place within Azizi Riviera—a French Riviera–inspired master community in MBR City, known for its walkable waterfront, retail zones, and leisure areas. Other important projects include:

  • Azizi Venice in Dubai South, featuring lagoon-style living and a swimmable canal
  • Creek Views III in Dubai Healthcare City, targeting healthcare professionals and urban renters
  • Vista in Dubai Studio City, offering modern homes for creatives and media professionals
  • Amber in Al Furjan, located in one of Dubai’s most family-friendly neighborhoods

These developments aim to balance design, location, and affordability—factors that are critical to today’s buyers and investors.

Supporting Dubai’s Housing Needs

The massive delivery aligns with the city’s growing population and increased demand for ready-to-move-in homes. As more expatriates, digital nomads, and long-term residents choose Dubai, housing availability has become a central issue. The city recorded a population growth of nearly 90,000 people in just the first quarter of 2025, while only around 12,000 new units were completed during the same period. This mismatch has pushed developers to speed up construction timelines and offer a wider range of homes. Azizi’s contribution of almost 7,000 homes addresses this imbalance and provides much-needed supply in both mid-range and premium housing segments.

Strong Industry Presence and Partnerships

To support this vast delivery pipeline, Azizi has expanded its supplier network. In 2025 alone, the company signed more than 130 procurement agreements with contractors and suppliers from over 20 countries—60% of which are European. This global sourcing approach ensures access to high-quality materials and specialized labor, helping maintain construction standards across all projects. The company’s efforts have not gone unnoticed. Azizi was recently recognized with the “Top Contributing Developer” award by Dubai Land Department, a testament to its role in shaping the emirate’s urban future.

Flagship Towers and Future Plans

Beyond this year’s 25 projects, Azizi is also developing Burj Azizi, a proposed megatower set to be the second tallest in the world, located strategically on Sheikh Zayed Road. Though not expected to complete this year, its progress reflects Azizi’s ambition to redefine luxury living in the heart of Dubai. Future developments include Azizi Milan, a new master community with over 80,000 residential units, and expansions in Palm Jumeirah, Downtown Jebel Ali, and Dubai Studio City.

What Buyers Should Know

While Azizi is known for its large-scale deliveries and competitive pricing, buyers and investors are encouraged to do their due diligence. Some forums have flagged concerns over delayed title deed (Oqood) issuance, after-sales support, and handover coordination in a few communities. Still, with a solid reputation, thousands of completed units, and a growing international buyer base, Azizi remains a trusted name in Dubai’s residential real estate landscape.

Market Outlook

Dubai’s property market continues to perform strongly in 2025. The emirate recorded more than 98,000 real estate transactions in the first half of the year, with total sales value crossing AED 327 billion. This makes it the most active half-year in Dubai’s real estate history. Against this backdrop, Azizi’s 7,000-unit delivery is well-timed. It offers buyers access to a variety of locations and price points, while also easing some of the supply pressures in the city.

Azizi Developments’ plan to deliver nearly 7,000 homes in 2025 reinforces its role as a powerhouse in Dubai’s property sector. With a mix of affordability, modern amenities, and strategic locations, these projects are set to attract investors and end-users alike. Whether you're a first-time buyer, seasoned investor, or someone looking to relocate within Dubai, Azizi’s expanding portfolio offers promising opportunities in a competitive market.
